Back to the Green City project in the OT, the former courtyards were opened to the public but right to use them is granted to the property owners (currently 148 houses / 260 residents) who also communally organize and finance maintenance and management. In case of disputes the city council reserves the right to intervene as necessary. A rather good solution that could be implemented in other cities as well, at all scales.

Smeden is an eco-village in JΓΆnkΓΆping, Sweden. In 1988 the local government decided to offer land for an ecologically themed housing development, and two architects were appointed to lead the work: 24 homes and one community building. At first they allowed local families to sign up for the project. The next step was public hearing where the families signed up would list what they wanted and what their budget allowed. From this wishlist the architects drew up the plans and the whole project was financed by the participating families in the form of a co-operative. Construction took place 1991-1996 and use's only natural building materials, wood, stone etc. paints are beewax based and each house has 7.5mΒ² of solar heating, as well as a mix of low energy heating options.
